The 120 sq. m. apartment is located on the ground floor, with entrance facing south towards the garden with apple trees. The roof extends above the paved path which leads to the adjunct room where the heating system is installed. The room can be used for various purposes as a sports gear room or an office. Next is the roofed parking place for several cars and the garage (a 50 sq. m. room).
The spacious entrance leads in to different parts of the apartment: The kitchen and the dining room (north side), to the living room and the smaller bedroom / office to the right (east side) and to the hall, bathroom and master bedroom to the left (west side) with vaulted ceilings. The dining room exits the backyard terrace where a new garden welcomes, featuring tall pear trees and a wooden hut with a possible open fireplace (summer and winter).
From there two more rooms are accessible from the outside. The first is fully renovated, for a family archive or for food products etc. The next room is next with even more space. Both rooms have also vaulted ceilings.
The backyard terrace extends under the kitchen windows. Underneath (the kitchen) is a cellar, where once the schnaps used to be distilled. Now, it is used for home gardening tools.
On the far west side of the backyard garden a separate garage stands with a roofed "second floor". It can be used for various purposes, such as a workshop etc. On the "second floor" bigger wood logs are stored.
The apartment was fully renovated with insulation from the ground up, featuring floor heating, new plumbings, new electrical installations, switches, wall plasters etc. The heating system can be set for each room separately and remotely controlled (best when coming home and switching it on a few hours before...).
The kitchen was custom made, with real wood panels (with natural oils), anthracite tiles (ceramics) from Toscana with led lightings. A fire oven is there as well, with rustic iron doors and could be used for backing or for accessing a possible fireplace in the living room. The shelf beneath the big windows allow for easy access in the summer for bringing the dishes to the terrace.
The dining room is connected to the kitchen. It is leads to the backyard terrace.
The living room offers a spacious 21 sq. m. area. Four cherrywood double winged windows give a wonderful feel to it by allowing the sunlight to color the room all day long. Next to the room entrance is a in-wall-built closet with beautifully curved doors.
The second bedroom or if one likes an office connects to the other side of the living room. It is a quiet place on the far opposite side of the apartment where the master bedroom is located.
To the other side of the hallway is a vaulted corridor that passes a larger bathroom. Thanks to the bathroom glass door is bright.
The bathroom with a glass door was enlarged so that allows for comfortable feel. A shower cabin (100cm), a sink next to the window, a water heater (boiler), an extra radiator, a washing and a drying machine, a bidet and a toilet have plenty of space. The ceiling, as in the corridor and the master bedroom is vaulted.
The master bedroom area allows for a king size bed, a 2,5m wide wardrobe closet and night tables as well. One could also connect the backroom (now accessible from the backyard) as a separate closet room with a direct access to the back garden (for a morning coffee perhaps?).
The gardens around the house tell a story by themselves. All around the terrain moves up and down, bends and starts anew. It is as if it was alive. Once people adapted to nature instead of drawing everything in a computer and flattening it out with machinery. Let‘s take a walk. We start with the front side garden, the so called "Garkeltz":

It starts with a stone wall that drops together with one of the driveways. A spring water tap is there as well. And of course:
* One old red apples tree, giving more than 10 crates every year
* Two older yellow apples trees
* Two young apple trees
* Two currant red currant bushes
* Three wines
* Strawberries
* Lavender bushes and spices
Most of all there is enough space to stretch a hammock between two trees, setting up a long table for friends and family and still have space left for a flowerbed and a vegetable patch. Home products in everyday dishes.
The front also features a grass hill with a walnut tree. It can handle lots of flowers...
One of many advantages of Slovenia is its diversity on a small territory. One can reach the Adriatic Coast within 1 hour 15 minutes drive, enjoying local fish specialities in Piran or Izola for example. Staying at home offers lots of choices as well. One can also follow the Michelin Stars in Slovenia.
The backyard terrace offers total privacy with an amazing view on the valley with the Stol mountain raising on the other side. In the morning one can enjoy the sunrise, but soon enough the house starts to cast pleasant shadow making it a perfect place to chill during the summer. The grass though is still in the sun for playing, sunbathing, swimming in a pool...
And let's not forget Munich (300km) or Venice (275km) or Salzburg (200km). The heart of Europe at one's fingertips. Local shops and groceries stores are nearby as well, with Ljubljana offering the biggest choice. Shopping centres in Villach, Klagenfurt as well as in Tarvisio, Udine are very close.
Slovenia has a reach history. Today's town of Ptuj was the third biggest city in the Roman Empire, coming second only to Rome and Cologne. Bled itself has just recently celebrated a 1000 years since it was mentioned in books for the first time. So there is a lot to find out and explore there.
Culturally the offer is really big. The renowned Ljubljana Festival, the local Early Music Festival in Radovljica or Etno Festival in Bled. Let's not forget the Slovenian Philharmonic is one of the world's oldest institutions of the kind. Its rich history dates back to 1701 when the first musical association and main promoter of Baroque music in Slovenian inhabited areas were established under the name of Academia Philharmonicorum.
The contract can be signed quickly with a help of one of the most established real estate agencies and authenticated the clients signatures at the notary. The sole owners of the property is a married couple.
There is a preferably several years renting option. The agreement gives the possibility to subtract the sum that has been already paid (rent) from the fixed price (442.000,00 EUR). For example, after four years, the selling price would be 354.000,00 EUR for the renting party, if they decide to buy it. Or, it could be rented until the selling price is reached and the ownership is transferred. The renting client also has a pre-emption right to buy it.
Even renting it for one year is worthwhile, to experience everything the house has to offer.
